The Foreman is responsible for, among other things, taking over each job from the Superintendent once the Superintendent and Foreman have agreed that the job is ready to be transitioned on or after the completion of the construction clean.
*Key Responsibilities:* Without limiting the foregoing, the Foreman’s key job responsibilities include the following: · Upon turnover following construction clean, the Foreman is responsible for ensuring the home is fully completed and ready for closing, inspection, and realtor walk through within the allotted thirty (30) day close-out process.
· The Foreman is primarily responsible for enforcing all safety rules and procedures for each jobsite including, without limitation, ensuring the proper use of PPE where required.
· The Foreman is primarily responsible for jobsite cleanliness during the period between construction clean and closing and is expected to assist with overall subdivision cleanliness.
· The Foreman shall take a proactive approach to prioritizing, organizing, and scheduling punchout with subcontractors and on items that must be self-performed to ensure all items on SMB quality control checklists, customer walk, and/or home inspection are completed prior to customer re-walk.
· The Foreman is responsible for communicating with the Superintendent, Project Manager, Sales Team, and customers (as appropriate) in a timely and effective manner that positively reflects the high standards of Stone Martin Builders.
*All customer interactions must comply with company policy and a customer service focused approach*.
· The Foreman ensures that all sod, grass, plants, and other landscaping remains healthy until closing (including, without limitation, by watering, mowing, edging, and fertilizing such areas and conducting pine straw touch-up and all other general landscaping maintenance).
· At the end of each working day, the Foreman is responsible for ensuring that all windows and doors are closed and locked and that all interior and exterior lights are turned off.
· The Foreman will conduct daily monitoring of subdivision Best Management Practices (BMPs) and other erosion control measures and perform self-correction of minor issues (silt fence repair, street cleaning/washing, inlet maintenance, debris cleanup, etc.
).
· The Foreman will assist the Warranty Team with claims on an as needed or requested basis.
· Assigning appropriate tasks to, and monitoring and managing the activities of, each Field Assistant performing tasks on assigned jobs.
*For jobs without an assigned Field Assistant, the Foreman is responsible for completing the duties of a Field Assistant.
* · In addition to the foregoing, the Foreman is responsible for completing all additional tasks assigned by a Superintendent, Project Manager, or Division President.
*Qualification Requirements:* · High School diploma or equivalent required · 2+ years of experience in the construction or similar industry preferred · Adequate computer skills required · Valid driver license required *Physical Requirements: *The *Foreman* position is a physically demanding position that requires the following: · Ability to occasionally stand, walk, crawl, climb, reach, bend, kneel, balance, stoop, or sit up for more than eight hours a day.
· Ability to drive during or most of the work shift from location to location · Repetitive use of hands in a construction environment; working with building materials, feeling or reaching for objects and tools · Hearing and talking with several people during or most of the entire work shift · The use of varying vision abilities such as close vision, peripheral, depth and in adjusting focus.
· Be able to lift and carry items of up to 50 pounds · Being able to tolerate outdoor temperature changes and various weather conditions · Being able to move around in the work area independently or without external help This Job Description should not be interpreted as exclusive as the job may occasionally require other duties to be done as may be seen fit by the Manager.
