Maintain commonly used area such as management offices and public rooms in an orderly and clean condition.
Including but not limited to: daily buffing, waxing, vacuuming, and dusting
Maintain common grounds daily to include removal of debris, etc… In season, maintain lawns, shrubbery, and plants on the grounds of the apartment complex.
Cut and trim lawns and implement a preventive lawn care program
Prepare units for occupancy.
Maintain separate inspection/repair sheet for vacant units.
Maximum time allowed for vacant unit restoration in two days
Order as needed materials and supplies necessary to perform assigned duties and responsibilities
Follow procedures as outlined in the preventive maintenance schedule
Provide and maintain an inventory list of all maintenance equipment and supplies
Accept service calls from the site manager, secretary, or other office staff person.
Respond to all service calls from tenants daily
Make repairs and adjustments to the electrical, plumbing and heating/cooling system.
Maintain a record of all such repairs
In the event work is required which is beyond the scope of the tools provided and the maintenance person’s training and experience, he/she will notify the manager and will assist the mechanic or subcontractor who responds to the call
Operate the mechanical system of the building and assure that heating/cooling system, plumbing, hot water and electrical systems are safe and operating in proper, safe, and economic conditions
The maintenance person is subject to “call duty” before and after work hours
Follow preventive maintenance plan regarding exterior and interior painting
Read and record regulators and/or service meter readings and report same to manager, secretary, or other appropriate office staff person by the last day of each month unless other date is stated
Perform other such duties and tasks which are within the purview of the job duties and which may be assigned by the supervisor
