JOB The Maintenance /HVAC (Heating, Ventilation, and Air Conditioning) Technician performs skilled mechanical maintenance duties in the inspection, repair, installation and alteration of heating, ventilation, air conditioning and refrigeration systems related equipment and facilities. The Technician will perform preventive maintenance and routine servicing of equipment. This position will also be responsible for performing general maintenance work and repairs as assigned. This position will be based in Alexander City but required to travel and provide Maintenance/HVAC service to college locations. EXAMPLE OF DUTIES Adheres to the policies, rules, and standards of Central Alabama Community College, Alabama Community College System Board of Trustees, accrediting State and Federal agencies and regulatory bodies.Installing, maintaining and repairing ventilation and air conditioning systems and equipment.Identifying maintenance risks on equipment.Diagnosing electrical and mechanical faults for HVAC systems.Cleaning, adjusting and repairing systems, and performing warranty services.Ability to work cooperatively with crafted, professional, administrative, and industry personnel in a team environment.Demonstrative knowledge of best practices in standard practices in construction and general maintenance.Knowledge of regulatory environment including workplace safety, environmental management and building codes.Knowledge of budget preparation and vendor contract management practices.Knowledge of monitoring expenditures against approved budget procedures.Under the leadership of the Director, monitors the preparation and administration of an annual budget.Organizes resources and establishes priorities.Ability to develop and maintain a comprehensive master plan for HVAC preventative maintenance.Ability to adapt to changing assignments and multiple priorities.Ability to gather data, compile information, and prepare reports.Ability to analyze and solve problems.Writes specifications for renovation and construction projects that must be bid.Coordinates work orders to insure the timely accomplishment of projects.Maintains the college’s compliance with the Department of Labor Occupational Safety and Health Act (OSHA) applicable to HVAC installation and maintenance.Communicates with vendors, architects, engineers, and contractors engaged in new construction, renovation, maintenance and other major projects as assigned.Ability to work flexible schedule, respond to unpredictable and emergency situations from any/all college locations.Participates and coordinates maintenance coverage during holidays and unexpected events.Serves as a member of the Alabama Community College System Facility and Safety Association.Performs other duties as assigned.
