Position Summary The Executive Director of Facilities and Maintenance is responsible for physical facilities, equipment, grounds, physical plant budget, management of the college fleet, supervision of physical plant personnel, supervision of new construction and remodeling of facilities, repair and maintenance, housekeeping/custodial services, campus-wide mail services, systematic inspection, and development of a comprehensive plan for preventive maintenance. Salary: Appropriate placement on the Alabama Community College System Salary Schedule C3-1: (Salary range: $86,975 - $128, 692) Benefits: Full time employees are entitled to the College’s benefit package to include: PEEHIP, retirement, leave (annual, sick, and personal), etc. Start Date: January 2024 Essential Duties and Responsibilities Works under the general supervision of the president of the College. Responsible for the management of facilities and maintenance services on all campuses to include general cleaning, building and grounds, and automotive maintenance. Displays leadership in areas of responsibility. Works with College President and leadership to evaluate current and future facilities needs and program needs based on the overall Strategic Plan of the College and prioritize needs. Assist President in preparing presentations to the ACCS Board of Trustees concerning projects over $500,000. Responsible for securing Architect and Engineer Request for Qualifications approval from ACCS. Coordinates with architects and contractors to ensure efficient design and construction for new facilities and renovation of existing facilities. Works with architects, engineers and designers to ensure that the proposed budget is sound and carries appropriate contingencies. Provides annual update of the ACCS Facility Inventory Report to include any new facilities or demolition of existing facilities and quarterly updates of ACCS Projects Report. Utilizes the College purchase order system and follow state bid law to coordinate the purchase of necessary supplies, equipment and services from appropriate sources. Prepares specifications for physical plant projects; estimates costs of equipment, materials, labor, and supplies; prepares bid specifications for projects, equipment, and contracted services; oversees site and building projects performed by outside contractors. Develops specifications for cost-effective campus energy management systems; supervises the operations, maintenance and repair of such systems. Ensures the proper disposal of hazardous and controlled wastes in compliance with regulations and guidelines; works directly with outside agencies such as Occupational Safety and Health Administration (OSHA), and local and state health departments as required. Evaluates the need for and arranges employee training sessions (OSHA, etc.). Develops a comprehensive preventative maintenance program and updates as needed. Assists in interviewing and selecting employees. Orients and provides on-the-job training to new employees. Plans and schedules work assignments and monitors employees. Analyzes and resolves employee issues and/or conflicts. Appraises performance of employees. Enforces college policies and procedures and recommends disciplinary action when appropriate. Performs other related tasks as requested. Qualifications MINIMUM QUALIFICATIONS: Bachelor’s Degree in engineering, building trades, or related field from an accredited institution is required. Five (5) years’ experience in facility maintenance, construction, or related field is required. Three (3) years’ supervisory or leadership experience is required. Experience in operational and strategic planning as well as budget development is required. Demonstrated ability to work cooperatively and effectively communicate with college faculty, staff, administrators and governing boards is required.
